LETTINGS & MANAGEMENT
Reeds Estates have three levels of service available to you:
This service begins with the listing of your property on our own website, Gumtree, Zoopla & Prime Location, as well as social media sites like Facebook and Twitter.
In doing this it enables us to find the most suitable tenant possible and at the highest rent achievable.
Once we have a prospective tenant for you we would secure a months rent as a deposit for them to secure the property, we then begin our reference checks, which include an Employers Reference (Accountants Reference if self employed) a current / previous Landlords Reference (if they’ve rented before) a Personal Reference, and sight of three months bank statements. We can also request a Credit Report to be carried out if you wish. We also carry out the relevant Money Laundering checks on each and every proposed tenant, along with proof of Entitlement to Live and Work in the UK.
Once all these checks have been carried out we would draw up the Tenancy Agreement for the date agreed by yourselves and the Tenant, we take Meter Readings for the Gas, Electric & Water (if applicable) and notify all the suppliers of the change of occupancy, we also do this for the Council Tax.
Finally and before handing over the Keys, we would collect the First Months Rent advance, out of this Reeds Estates would take their Fee which varies by the property type so please contact us for more information.
The Deposit given by the tenant is lodged with the Deposit Protection Service, for protection during the the term of the tenancy.
LET & RENT COLLECTION
This service includes everything previously mentioned in our LET ONLY service, but we also Collect the Rent on a monthly basis from the tenant we have referenced and placed into your property, removing the stress of rent collecting from yourself.
For this service we make an extra charge of 2.5% of the monthly rent, we take this monthly from the rent we have collected on your behalf, then transfer the balance direct to your bank account within two days of the due date.
Again this service includes all the aspects of LET ONLY & LET & RENT COLLECTION but in addition to these we we deal with absolutely everything to do with your property.
From a simple inspection (set up as often as you chose) to the big jobs like a new boiler.
We would have our experts visit your property, diagnose the issue, and quote to rectify the issue. Before going ahead we would always make sure you are happy with the price, or if you have your own tradesmen you’d like to use.
Once approved we would liaise between contractors and tenants arranging a mutually suitable time to fix the issue, then once the job is done we would take payment from your incoming monthly rent (if this is enough) and forward on to you any balance remaining. (if the invoice exceeds the monthly rent received, we would invoice you for the balance)
We can tailor your management package to exactly what you expect from your letting agent.
The charge for this is a further 2.5% taken monthly from the rent received, and again the balance is transferred direct to your bank account within two days of the rent due date.
